Roofing Quote Checklist

Last reviewed How we calculate

Two roofing quotes can differ by thousands for the same roof simply because they cover different work. Before comparing prices, it pays to know what each quote actually includes. This lets you tick off each item for up to three quotes and shows what each one leaves out.

Roofing Quote Checklist

Tick off what each roofing quote includes and see at a glance what each one leaves out.

Tick each item a quote states in writing. Anything a quote leaves out is a question to ask before you compare prices.

The quote states Quote A Quote B Quote C
Roof size in squares
Material brand and product line
Tear-off, and how many layers
How deck repairs are priced
Type of underlayment
Ice barrier where required
New flashing at chimneys, walls and valleys
Drip edge
Ventilation work
Disposal and clean-up, including nails
Permits
Start date and how long it will take
Payment schedule and deposit
Manufacturer warranty
Workmanship warranty, and for how long
Proof of license and insurance

Once the quotes cover the same work, the quote comparison calculator puts their prices on a per-square basis.

Why each item matters

Tear-off, deck repairs, flashing and ventilation are where quotes most often differ, and where a low price can hide an extra charge later. Warranties differ too: the manufacturer covers the materials, the contractor covers the workmanship, and the terms of each vary.

After the checklist

For anything a quote leaves out, ask the contractor to add it in writing. Once the quotes cover the same work, the quote comparison calculator shows their prices per square, which is the fairest way to compare them.

Frequently asked questions

What should be included in a roofing quote?

The roof size, the materials by brand and product, tear-off, how deck repairs are priced, underlayment, ice barrier, flashing, ventilation, disposal, permits, dates, payment terms, both warranties, and proof of licence and insurance.

Why is one roofing quote so much cheaper?

Often because it covers less: no tear-off, reused flashing, no allowance for deck repairs, or a smaller measured roof. Check what each quote includes before comparing prices.

What is the difference between manufacturer and workmanship warranties?

The manufacturer warranty covers defects in the materials. The workmanship warranty, from the contractor, covers mistakes in how the roof was installed. Both matter, and their lengths and terms vary.
