A lower price is not automatically a like-for-like comparison. Ask every bidder to identify the materials, tear-off scope, underlayment, flashing, ventilation work, permit responsibility, cleanup, warranty, and change-order process.
Make each scope comparable
Put each proposal side by side. Clarify allowances and exclusions in writing before signing. Roofing costs vary with access, roof shape, material, local labor conditions, and hidden deck repairs.
